Pattaya Neighbourhoods: Where to Live
"Pattaya" isn't one place — it's a handful of very different neighbourhoods stitched along the same coast. Pick the right one and the city feels like exactly the version of itself you wanted; pick wrong and you're a long, hot baht-bus ride from everything you like. Here's the honest character of each, who it suits, and roughly what rent looks like.
Jomtien — the expat all-rounder
South of the main city, Jomtien is where a lot of long-stayers land: a long, walkable beach, calmer than central Pattaya, plenty of condos at fair prices, and an easy scooter ride to everything. It's the mid-market sweet spot — sociable but not chaotic. Expect studios around ฿7,000–15,000 and one-beds ฿10,000–22,000, more for sea views. Best for: first-time movers, couples and anyone who wants the beach without the bedlam.
Pratumnak Hill — quiet and central
Tucked between Jomtien and central Pattaya, Pratumnak ("Buddha Hill") is leafy, residential and a notch more upmarket, with small quiet beaches and quick access to both sides of town. You pay a little more for the calm and the location. Best for: people who want peace but hate being far from the action.
Naklua & Wongamat — the upscale north
North of the centre, Naklua and the beachfront Wongamat are the quiet, higher-end end of town — newer luxury condos, good restaurants, a more local feel, and Wongamat's calm beach. Rents trend highest here, especially for sea-view units. Best for: retirees and families who want quality and quiet and will pay for it.
Central Pattaya — convenience and nightlife
Central Pattaya is the loud, bright heart: Walking Street, malls, endless food, and everything a short walk away. It's the most convenient and the most intense — fantastic if you want to be where it's happening, less so if you want to sleep early. Rents are broadly similar to Jomtien but vary wildly by building. Best for: social singles and anyone who values walk-everywhere convenience over quiet.
East Pattaya — space and value
Inland, East Pattaya (Nong Prue, around Soi Khao Noi) is where the money goes furthest — houses with gardens, bigger condos, Western supermarkets, and a suburban, family feel. The catch is distance: you'll want a scooter or car, as it's away from the beach and baht-bus routes thin out. Best for: families and anyone prioritising space and a lower budget over beachfront.
Quick rule: beach + buzz → Central; beach + balance → Jomtien; quiet + central → Pratumnak; quiet + upscale → Naklua; space + savings → East Pattaya.
A tip before you sign
Rent a place for a month in your favourite area before committing to a year. Neighbourhoods feel completely different at 9am versus 11pm, and a ten-minute scooter ride inland often cuts rent by 20–40%. Whichever you choose, the biggest budget lever is still the area-and-type combination.
